Small two bed, but fantastic location. Rent it for 1800 a month (with ease), and you have a 4.2% yield. 2000 a month and its 4.6%. Probably toppy at 515k. I’ll bid 480k for a 5% yield on 2000 a month rent.

You’d be doing very well to get 2000 a month for it. There are far nicer, more spacious and modern 2beds going for 1850 in places like Mt Saint Annes that aren’t too far away.
This has a better location, but is tiny. I’d say 1600 a month would be more realistic.

Over 500K for a tiny house that will be difficult to heat in the winter, I’m assuming BER exempt means almost completely uninsulated. Its gone beyond bubble now. Its Interstellar!

(a) this is not a GREAT location. Yes it is in Ranelagh, BUT it is still a 7 or 8 minutes walk to the Luas stop.
(b) this is listed at €1,063 / sq ft. This is a Dublin suburb people. It is not even in the city center.
(c) that price /sqft is commensurate with parts of Manhattan, upscale parts of Paris & London etc.
(d) JUST LOOK AT THE PICTURES – the finish is something you’d find in your grannies home.
Who in their right mind would rent that for anything more than what they’d pay for a one bedroom flat? It is smaller than most one bedroom flats. The bedroom sizes, lack of wardrobes & tiny bathroom pretty much rules out renting to any woman I know.
Phew, fortunately there appears to be some sanity out there and this home should hopefully linger on the market like a dead weight around the current owners neck………..
