Um.

This is a 4 bedroom wooden cabin made up of 2 wooden railway carriages, that stands on a circa 800 square meter (0.197684 of an acre) elevated site that overlooks the communal grounds within Eagans Field.

Initially thought this was being sold as a site, then saw the first line – PLANNING PERMISSION WILL NOT BE GRANTED FOR A HOUSE

Whats the point of BER if you can just sell a shed and it’s BER exempt? Like, “oh the walls are wooden so there is no insulation at all, not illegal for being not fit for human living, just exempt”

Wood is an insulator. It’s R value is only half that of spray foam but it makes up for that with high thermal storage capacity due to its hygroscopic nature.

There are other pictures of the interior. It’s actually quite reasonably appointed, for half the asking I’d consider it. But it’s hardly a four bedroom home, it’s at best a two bed in which there are four bedrooms.

yea, i dunno where the four beds are. the second trailer (no pics) must just have 4 beds crammed into it. It’s a bit manky lookin, you’d have to do some work, and it would be crazy cold in winter. The little electric heater beside the stove is a bad sign. 200k is too much, especially in Donabate, feckin miles out.

They are proabably trying to go for the holiday home angle. Mad money for a log cabin that you have to gut and insulate.
