I actually went to look at that place in Leitrim. The cottage is 200m of mud from the road and the public road is a hard to find dirt track. The cottage might as well not exist.
Yes, you are buying a 7 acre site. Anyone who construes this as anything else is an idiot.
Plus, as there’s a house on it, you can re-build without having to go too much into planning.
Yes, if it was just 7 acres and no shell, you would have approx. 0% chance of getting planning permission to build there.
Hence the price.
I’m not sure it’s as automatic when its completely derelict. And I think you would have to build in the same spot, which would cost a good bit more than building near the road because access would be expensive.
Most of those things were based on guesses, which I didn’t follow up, because I didn’t even like the area.

I would think there are no foundations, no water supply, no electricity and no network coverage. That land is worth around 30 and the shack is fine for goats.
Bring your own teepee and gasfired barbecue. You can sell off surplus mud as prime topsoil.
