A3 BER Rating. That’s complete and utter BS. look up any other property in that complex and it’s a D or E rated at best.
Yes I was thinking that. I’ve never been in a city centre apartment with a BER rating better than a C. Those look like single glazing windows in a wooden frame. Not PVC
If they had put the eircode (isn’t that supposed to be mandatory when advertising rentals?) on there, you could check to see if it was a registered tenancy. Looks and sounds dodgy.
