these five day tenancy sheds we see often now, how do they enforce it? What if, presuming it’s meant for an insanely quiet and meek student, you have a college event on a saturday? will the matron come charging down the garden at you as you sneak in the tradesmans entrance?

i think they just dont want someone around all the time, like as a tenant you’re already a nuisance before you’ve arrived. they want the money but not a person.
Already submitting lots of questions to them to waste their time.
What will the owners be getting upto in the shed at weekends?
I tell you, if I was forced into one of those 5 night lets, there’d be skidmarked undies left under the pillow.
They need to get the lawnmower out from under the sink

Well that’s pretty illegal.
“small kitchenette” – its nuts. the kitchen sink is in the hallway, there is about 1.5ft to move around.
That’s the smallest double bed I’ve ever seen.

it’s still a bit noncey of them to refer to it as “the shomera”. it’s a shed. i only very occasionally refer to my car as “the jag”.
Shomeras cost a fair bit and are well built. Better than the average shed, I guess. But yeah, point taken.

Some amateur sleuthing would suggest the sheomra was originally used as an office for a life coaching/business mentoring venture. So all sorts of quackery advice is probably available to any aspiring student who chooses to live here.

Newtownpark Ave? Frillz sure there’s loads of this going on at much posher addresses – Dalkey Howth Sutton Greystones everywhere….that’s how they pay their milk bills. Out Killiney direction I know of one someone built on top of a flat roof out the back of their terraced victorian villa (very cleverly not visible or accessible from the road frontage)
but these people are usually smart, they don’t go advertising them on DAFT?! bulletin boards down the supervalu or word of mouth for jasus sake.
also this is no Shomera (commercial product). a Shomera is technically a SIPS system (Structural Insulated Panel System) high grade & very suitable for building homes & having seen many variants I would be very happy to live in something built properly in SIPS. sure half of Kingspan’s business is in SIPS.

EVEN if somehow it does from back in the 70’s as say a Granny Flat the rules around that are very specific…after granny dies you can’t go renting it out as you please. there’ll be all the usual other tax things to comply on as well and it wont

Exactly what I was thinking, get the 800 a month for the 5 day let and then charge 75 a night on the weekends.
I had a quick look there and I don’t see it but there’s definitely at least one other shed being let as an AirBnB in Blackrock
I got the impression that the shed will be let alone for the weekend.
I imagine the family want to use their garden at the weekends and not have to share it with their lodger.
It’s kinda like people that rent-a-room to students (as digs) – these tend to be Sunday-Thursday.
Fairly standard type of lease for students. Arrive on Sunday night, leave on Friday to go home.
