Who’s the management company?
You could get a Dublin City inspector to come out and do an official property inspection; they will then send a letter to your landlord with a deadline for when they need to fix everything before another inspection.
The caveat is that your landlord might serve you with an eviction notice, as mine did when we finally had an inspector come about the black mould that the landlord didn’t take seriously.
If you are within your tenancy term they can’t legally evict you.
